We are currently seeking the following position to join our team at our Black Hills Health & Education Center.

  • Purpose

    The Maintenance & Grounds Supervisor is responsible for maintaining the grounds, large equipment and facilities of BHHEC in a state of good repair. Positions include mechanical, building, landscaping, and heavy equipment work (if skilled in that area).

    Hours

    This is a full-time (40 hours) hourly position.

    Qualifications

    We desire at least (5) years experience in maintenance work. Supervisory experience is preferred. Specific experience or training in HVAC tasks, electrical tasks, plumbing tasks, and or construction tasks will be helpful. Must be willing and able to operate the propane truck and refill campus propane tanks from main storage tanks. Must be willing to research and apply appropriate procedures for maintenance tasks and make notes and keep them in a file in the maintenance shop to assist in future task completion.

    Duties

    • Work under the direction: and report to the President, the General Manager or the AdCom chairperson (management) to prioritize and schedule maintenance tasks (referenced below as “management”). The highest on this list shall designate the primary maintenance supervisor. Supervise maintenance assistants or other assigned helpers

    • Vehicles: Ensure and log servicing (oil changes, fluid checks, tire air pressure check, light bulb operation, etc.) of vehicles according to manufacturer recommendations. Vehicles to be cleaned inside/outside monthly. Drivers are responsible to keep vehicles fueled for tours & airport and to report any problems; Arrange for vehicle repairs. Make sure registration & insurance cards are is up to date in each vehicle; Collaborate with the finance officer to ensure registration is taken care of. Keep vehicle logs in each vehicle and submit them (or copies) at the end of each calendar quarter to the business office.

    • Fire Prevention: Maintain (keep a log) smoke alarms: change batteries and replace (at least every 10 years) alarms as needed. Staff are to report any beeping or missing smoke alarms. Fire extinguishers to be checked annually. Staff are responsible to report to the President if any fire extinguishers are used. Become familiar with any special fire suppression equipment in the kitchen and maintenance requirements. Do or contract the maintenance in consultation with management.

    • Facility Maintenance: Engage in preventive maintenance; Conduct or contract for plumbing/electrical, heating, roofing, siding and painting. Ensure contracts are preapproved by management (including the finance officer).

    • Maintain boiler heat and domestic hot water systems

    • Maintain (and keep a log) water systems including monthly water contamination testing.

    • Winterize unused building areas within two weeks after first autumn frost and de-winterize in the Spring when winterized areas are again to be put into use.

    • Make key copies as requested by management and only by management.

    • Propane management: Check on-campus propane tank fill levels monthly during the summer and every two weeks during the winter. Refill tanks when at 25% level or below. Fill on-campus propane tanks by use of propane delivery truck. Keep a log of on-campus propane deliveries and make a copy for the Business Office at the end of each calendar quarter.

    • Grounds: Mowing lawns and along roadsides. Trimming lawn areas along sidewalks, et. in spring/summer. Light landscaping. Maintain the Main Lodge lawn, flower beds (the latter may be assigned to a volunteer) and underground sprinkler system. Turn on the system in the Spring and winterize it int the fall. Prune or trim shrubs and trees as assigned by management.

    • Construction: Do light remodeling & building. Observe, inspect, and report to management on the progress of any contracted services.

    • Forest: Coordinate or contract cleanup to include thinning, and removal of infested trees for pine beetle control. Oversee chipping when needed.

    • Do garbage, junk, and scrap metal removal.

    • Roads: Road maintenance and grading; Maintain Pavements/sidewalks/sidewalks/parking; Operate the snow plow truck and do snow removal on Main Lodge, Red Canyon and Wellness Center parking lots and roads to the same and the road around the back of Pine Lodge. Clear snow from the Main Lodge, Wellness Center and Red Canyon Lodge sidewalks. When appropriate apply salt or ice melter to them.

    • Moving: Coordinate with the BHHEC president to assist staff moving in or out as needed.

    • Report to department leaders on progress on maintenance jobs that affect their departments such as the Farm, Wellness Program, Kitchen, Guest Services, School of Massage, Administration, etc..

    • Shop and tools: Maintain the maintenance shop in an orderly condition. Try to keep track of tools owned by BHHEC. Where possible, label or inscribe tools with the letters BHHEC. Also where possible put some blue paint (prefer Rust-oleum paint) or blue electrical tape on tools to identify them as belonging to BHHEC. Repair or replace tools as needed in consultation with management. If a tool is needed that BHHEC does not own, inform management and request purchase advice.

    • Attitude: Must be pleasant, understanding, and helpful, desiring to work well with all others, both staff members and guests.

    • Accomplish other tasks: as assigned by management.
